Desert First Cleaning runs same-day Airbnb and VRBO turnovers across Sedona — West Sedona, Uptown, the Village of Oak Creek, and the Chapel area. We schedule between checkout and check-in, reset the property to listing-photo standard, and send you a photo-confirmation message before the next guest arrives. Insured, background-checked, and booked online in under a minute.
What a Sedona turnover includes
Every turnover covers the full 40-point clean plus the items short-term-rental hosts actually need:
Reset between guests
- Strip beds and rotate to fresh linens (using your set or ours — see the linen options below)
- Remake every bed to listing-photo standard
- Wash, dry, and fold towels and kitchen linens (in-unit washer required)
- Restock toilet paper, paper towels, dish soap, hand soap, and trash bags
- Restart dishwasher and laundry if guests left mid-cycle
- Empty and reset the refrigerator (remove leftover food per host instructions)
- Take out all trash and recycling to the curb or shared bin
- Reset thermostat to host-specified handover temperature
- Lock all doors and windows; confirm smart-lock codes if applicable
Photo confirmation + damage report
- Photo set of every room sent to the host within 30 minutes of completion
- Same-day damage / missing-item flag if anything looks off — text to your host phone before check-in
- Re-clean within 24 hours if a guest reports an issue (we cover the return trip)
Linen options
- Use your in-property linen set (we wash and remake)
- Bring our own laundered set and swap (saves the wash cycle on busy days)
- Hand-off to your linen service if you use one (we coordinate timing with their pickup)
Pricing for Sedona turnovers
Turnover pricing follows the same component-based formula on our pricing page — base rate plus per-bedroom and per-bathroom components, sqft adder for properties over 1,200 sq ft, plus the turnover service premium. A typical 2-bed / 2-bath, 1,400 sq ft Sedona casita turnover runs around $245 with linen swap; a 4-bed / 3-bath single-family vacation rental closer to $385.
We also bill hourly for non-standard turnovers — long mid-stay deep cleans, post-event reset, dust mitigation after monsoon dust storms — at $65/hour per cleaner. Most jobs lock at flat-rate at booking; the booking flow tells you which model applies before you pay.
Recurring host discount: if you book 8+ turnovers a month with us, the per-job rate drops 10%. Bigger volumes negotiate further.
Service area in Sedona
We turnover-clean throughout the 86336 ZIP code: West Sedona along Route 89A and Navahopi Road, Uptown around Jordan Road and Apple Avenue, the Village of Oak Creek on the south side, and the homes along Schnebly Hill, Dry Creek, and Soldier Pass roads. If your property is just outside that core map — Cornville, Big Park, the Chapel area south of the Y — call (623) 246-4213 and we’ll likely cover you.
Frequently asked — Sedona turnovers
1. How fast can you turnover a property between guests?
For a 3-bedroom Sedona vacation rental, a 2-person team needs about 2.5 hours from arrival to photo-confirmation. We can usually fit a same-day 11am-checkout / 3pm-check-in window if you book at least 48 hours ahead. Tighter windows (11am to 1pm) are doable with advance notice and a team upgrade.
2. Do you bring linens and supplies?
Both options work. By default we bring all standard cleaning supplies, paper goods, and consumables. For linens, you can supply them (we wash and remake) or have us bring a fresh laundered set and swap. Bringing our own set is faster on tight turnovers and is the default for properties without an in-unit washer.
3. What if a guest leaves the property in bad shape?
We document the condition with photos before we start the reset. If the damage is beyond a normal turnover (broken items, stains that need specialty treatment, excessive trash), we send the photos to you immediately and you decide whether to add hours, claim against the guest’s deposit, or both. We don’t disappear into a marathon clean and surprise you with the bill — the call is yours.
4. Can you handle linen-only or restock-only visits?
Yes. Mid-stay linen swaps and consumable restocks are billed hourly at $65/hour with a 1-hour minimum. Most hosts schedule these on long stays (5+ nights) where guests appreciate the touch.
5. Do you work with property managers or just direct hosts?
Both. We have direct-host arrangements and we work with two Sedona property managers as their cleaning team. If you’re a property manager looking for overflow capacity during peak season, contact us for a per-property rate sheet.
6. What happens if my Maidily booking calendar conflicts with another host’s booking?
First-come-first-served at the booking time, but we add weekend capacity in peak Sedona season (March-May, September-November) so conflicts are rare. If a hard conflict happens, we’ll call you to reschedule rather than miss the turnover entirely.
