Between-season deep cleans
End of high season (early summer) and end of off-season (late September) are the two windows most Sedona owners book a deep reset. The deep clean covers everything turnovers skip — inside oven and refrigerator, blinds, vent covers, ceiling fans, baseboards every room, inside cabinets, window interiors. Red-rock dust gets into all of those over a busy quarter; the deep clean catches what turnovers miss. Pricing model: same as our deep clean service — flat-rate based on bedrooms and bathrooms.
Damage walkthroughs after rough stays
If a guest leaves your property in unusual condition — pet damage, party residue, smoke, excessive trash — we send a 2-person team out same-day for a documented walkthrough. You get a photo set covering every room, an itemized note of issues, and a cleaning estimate. You decide whether to clean it back to standard, claim against the guest’s deposit, or list it temporarily as off-market until you can address bigger items. We bill walkthroughs hourly at $65/hour per cleaner with a 1-hour minimum.

What’s different about Sedona vacation rentals
Sedona’s red-rock dust is the biggest single difference between cleaning a Sedona vacation rental and one in Phoenix or Tucson. Three patterns we plan for:
- Vent and blind dust accumulates fast. Even with regular turnovers, vents and blinds need a deep pass every 6-8 weeks. We track this on properties we clean recurrently and flag it before it shows up in guest reviews.
- Monsoon season (late June through August) drives one or two heavy-dust events a year — fine red film over every horizontal surface, even with windows closed. A deep clean inside 48 hours of a monsoon storm prevents complaints from the next guest.
- Long stays leave more residue. A 7-night Sedona stay generates 2-3x the cleaning load of a 2-night stay, and the rate-per-night standard turnover doesn’t always cover it. We can quote a deeper turnover for stays of 5+ nights — usually $50-80 above standard.

1. Do you work with property managers as overflow capacity?
Yes. We currently support two Sedona property managers as their cleaning team during peak weeks. If you’re a manager with seasonal capacity gaps, contact us for a per-property arrangement.
2. Can you handle properties listed on multiple platforms (Airbnb + VRBO + direct)?
Yes — the platform doesn’t change the work. We just need access (smart-lock code or lockbox) and your check-in time. Most multi-platform hosts give us a recurring code that doesn’t rotate.
3. What’s your guarantee if a guest complains about the clean?
Photo confirmation goes to your host phone within 30 minutes of completion. If a guest files a cleaning complaint within 24 hours of check-in, we return at no charge to address it. Beyond 24 hours, we treat it as a separate visit.
4. Do you handle hot tubs?
Hot tub cleaning is a specialized service we don’t offer. We do empty visible debris from hot tubs and wipe surrounds, but we don’t drain, refill, or balance chemicals. Most owners use a dedicated pool/spa service for that.
5. What if my booking calendar shows a vacancy gap and I need a one-off deep clean?
Book a deep clean directly. Same flat-rate pricing as a residential deep — no separate “vacation rental rate” because the work is the same.
